There is no provincial statute that forces a homeowner to hold a home insurance policy, unlike <\/span><strong><a href=\"https:\/\/www.ona.ca\/car-insurance-ottawa\/\">auto insurance<\/a><\/strong><span style=\"font-weight: 400;\">, which is legally mandatory for every driver on Ontario roads.<\/span><\/p><p>\u00a0<\/p><p><span style=\"font-weight: 400;\">That said, most Ontario homeowners carry home insurance regardless of the legal requirement. According to the <\/span><a href=\"https:\/\/www.ibc.ca\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\"><strong>Insurance Bureau of Canada (IBC)<\/strong><\/span><\/a><span style=\"font-weight: 400;\">, home insurance is one of the most widely held types of property coverage in the country, and the reason is straightforward: the financial consequences of an uninsured loss on a home are almost always catastrophic.<\/span><\/p><p>\u00a0<\/p><p><span style=\"font-weight: 400;\">So while no government authority will come knocking if you let your policy lapse, you will likely hear from your mortgage lender before that happens.<\/span><\/p><h2 id=\"step2\"><b>Do You Need House Insurance If You Have a Mortgage?<\/b><\/h2><p><span style=\"font-weight: 400;\">Even though Ontario law does not require home insurance, your mortgage lender almost certainly does. This is true of virtually every bank, credit union, and mortgage provider in Canada.<\/span><\/p><p>\u00a0<\/p><p><span style=\"font-weight: 400;\">When you take out a mortgage, you are borrowing against your home as collateral. If your home burns down, or is otherwise destroyed, the lender needs to know that money to repair or rebuild it will be there. Without insurance, there is no guarantee of that. The FSRA sets standards for how insurers operate, how they price policies, and what rights consumers have when disputes arise. It does not mandate that you buy a policy.<\/span><\/p><p>\u00a0<\/p><p><span style=\"font-weight: 400;\">Ontario\u2019s Insurance Act governs the terms that must appear in a standard fire insurance policy, which is the legal base document underlying most home policies in the province. It sets out what events must be covered by default, how claims must be handled, and what the rights of both the insurer and the insured are. What it does not do is force any homeowner to purchase that policy in the first place.<\/span><\/p><p>\u00a0<\/p><p><b>The short version<\/b><span style=\"font-weight: 400;\">: Ontario home insurance laws regulate the product, not the purchase. You are not compelled to buy it.
